Good questions
Frequently asked questions
A few of the things homeowners ask us most. Don’t see your question? Ask us directly.
Do you build custom homes, spec homes, or both?
Both. We build fully custom homes, spec homes, and offer a collection of floor plans you can build as-is or tailor to your needs.
Where do you build?
Across Johnson County and Leavenworth County, Kansas — generally within about 25 miles of our Shawnee studio. See the service-area map for the communities we serve.
What does "design-build" mean, and why does it matter?
It means design and construction are handled by one team, so your plans and budget evolve together — one point of accountability and far fewer surprises. Here’s our step-by-step process.
How much does a custom home cost?
Every home is different — cost depends on size, your site, and your selections. After our initial consultation and your selections, you'll receive a detailed, fixed-price proposal before we ever break ground, so there are no surprises later.
How long does it take to build?
Timelines vary with size and complexity. Design and permitting typically take a few months, and construction several more. We lock in a clear schedule during pre-construction so you always know what's next.
Can I build one of your floor plans?
Yes. Plans like The Grove, The Oakmont, and The Reagan can be built as-is or customized to your lot and lifestyle. Browse them all on the floor plans page.
Do I need to own a lot first?
Not necessarily. We can build on a lot you already own, or help you evaluate lots and land to find the right fit for your home and budget.
Do you offer a warranty?
Yes. We stand behind our work with a builder's warranty and remain a call away after you move in.
How do we get started?
It starts with a conversation. Reach out through our contact page and we’ll set up your first consultation.
